Prepare Your Property For A Photo Shoot
Property Photography Preparation Guide
Why does styling make a difference? In a world of Instagram and Pinterest, well-styled interior photographs are the norm. Home interest magazines, newspaper supplements, product catalogs; all these places are packed full of well-dressed interiors. All use styled images because they know it is important. Good styling can transform a tired, cluttered house into a desirable home. To ensure your property listing has the best images and attracts the most attention, follow these guidelines.
Preparing Your Bedroom
Purchasers will focus on this room the most, so it’s ideal, to begin with, it. As a matter of first importance, you should evacuate your own things, for example, photographs, chargers, clothing hampers, and obviously, garments lying about. Tidy up the floors, tables, and furniture. Ultimately, the bed must be impeccably made, endeavor to utilize the best sheets you possess. Apply similar procedures to different rooms in your home. I also suggest removing family photos from walls for a better impact.
Preparing Your Kitchen
Go for a clean and decluttered kitchen that enables potential purchasers to imagine as their own. Clear the sink, remove any personal effects from the area including pictures, clothing, shoes, notes. Store all machines in their perfect spot in organizers and on racks. Remember to tidy up the floors and counters. Stage the Kitchen area with one small appliance, fresh fruit, and maybe a cookbook, less is more! Hide all kinds of garbage cans. Don’t forget to turn on all kinds of light features your kitchen provides.
Preparing Your Bathroom
Making the bathroom look beautiful means removing the everyday things that are serving no positive aesthetic role, making sure everything is clean. To prepare it remove individual things like toothbrushes, hairdryers, shampoos, and other toiletries. Wipe off the counter and clean the floor and carpets. Spot tidy towels in the shower or at the bathtub. in addition, some small decorative items can transform the room into a welcoming atmosphere.
Preparing Your Living Room
Another room with another point of interest for the buyers is the living room. To prepare this room, to begin with by decluttering the room. Minimize photos and personal items, to get a clean look of your living room. Set tables with simple place settings, less is more to keep the focus on the room. Remove excess furniture that might block the view or make the room look small. Check all light bulbs and confirm that they all work, try to have equal temperature light bulbs. Ensure that glass doors, floors, and windows are clean, especially in key areas.
Preparing Your Dining Room
Clean the floor and the furniture. Make sure that all light bulbs are working and have an equal color temperature. Declutter the dining table and straighten the chairs and make sure they are evenly spaced. Highlight one focal point, for example, a small flower or some small table decoration to freshen the space up. A fully set up and decorated table has also the benefit for serviced apartments and Airbnbs to show in one or two photos what kind of dishes and amenities are available in a fully furnished unit.
Preparing Your The Exterior
The importance of preparing the exterior of your home is no less than preparing the interior portion. In fact, the first photo that buyers tend to see is of nothing but the front exterior of the house. Do not forget to hide garden tools, hoses, bikes, and garbage bins, as they can ruin the front exterior look of your home. Moreover, if there is a pool or a hot tub, clean it too. Ideally, gutters and roofing should be clear of moss and weeds. Make sure that the light bulbs in all rooms are working. If your property has a swimming pool, make sure the water is clean and the pool nightlights are working.
